Value the house and the land questions separately

A larger lot is not automatically usable, buildable, or divisible in the way a seller hopes. List the existing dwelling condition separately from access, utility, boundary, easement, drainage, or land-use questions. If you already have reports, maps, or professional opinions, identify their dates and scope. Do not assign a speculative future lot value to the property as though an approval has been issued. Ask the appropriate local office or professional to confirm the facts.

Ask what review the offer still depends on

Tell the buyer about outbuildings, private systems, incomplete projects, and difficult access. Ask which repair allowances are based on observation and what further checks would be required for the parcel. Compare a cash offer with listing the same property in its current condition, including the time and cost of obtaining missing information. An offer can account for uncertainty differently from another proposal; written conditions make that difference visible before you commit.
